25% of NYC’s population is classified as poor - more than 2 million people! There are over 70,000 homeless in NYC. 1/3 of NYC’s $12 Billion annual budget goes to supporting the poor! 


Weiss’s plan aims to drastically reduce the number of poor in NYC, to 5%, by offering $25,000 to poor primary tenants with leases on apartments, including the 177,000 NYCHA apartment dwellers. Well, we thought only Mary Poppins could do that!

His ideas provide housing solutions that could echo across the country and even the globe. There are 3.7 million apartments in NYC. He conjectures over 1 million have “poor” primary tenants - Welfare, Section 8 & other payees for the poor. NYCHA buildings would be vacated one by one & the buildings will be totally renovated & sold as condos. They all have large well laid out apartments! The red brick box buildings can be painted, after contests, to make NYC a visually exciting city. Nothing visually exciting about a giant red brick box building!


Donald Weiss is NOT a politician. He is a 78 yr old former property owner of NYC real estate. He began his real estate career in NYC in 1973 at the age of 23 after moving to NYC after getting a degree in Real Estate & Finance from The University of Florida (Go Gators!) He was born in & grew up in St. Pete, Fla. 


In NY he was “hired” by an attorney who was buying apartment houses & wanted him to find property to buy & to partner with him. In the 70’s any real estate in NYC, including apartment houses, were not assets - they were liabilities! EVERYONE was loosing money with no prospect for a future. NYC was close to filing bankruptcy, there was high crime, prostitution, drug dealing, homelessness & great pizza - not a good reason to keep real estate loosing money. 


There were tons of sellers & few buyers. Many burned their buildings as the “only solution”. He had a small green Renault that his dad gave him & he drove around all of NYC looking from info received on apartment houses for sale. He saw “The Bronx is Burning” (a book) & witnessed 1st hand white flight.  


The 1st apartment house he & his partner purchased was a 160 family post war building at 222 Lenox Rd in the Flatbush neighborhood of Brooklyn. It was a “classy” building. Andrew Cuomo’s sister lived there! When they bought the building, in 1974, it was 90% white. Within a year, it was 90% welfare black! White flight was like a fire in NYC, as in many cities across America.

The Origins of the Idea:

For Weiss, the “call to action” for NYC began with a critical question about his other “initiative”: “How can I create a Homeland for the Palestinians?” Tiny homes! About 600,000 would be needed. The idea is now central to his plan to make a New New York City. 


Each tiny home would be 20 ft x 30 ft with a porch in the front. Each would have 2 BR’s in the back, 2 BR’s in the front, a side entrance with a kitchen & bathroom. Any tiny home could be reconfigured to a 2 or 3 BR. All free eating would be in the Common Dining Rooms on the lower floors of each 20 story building.


Each HRTHNHB would be 20 stories with the top 15 floors built with no exterior walls. They would be built in the Eco Friendly style like buildings in New Clark, Philippines. They have trees as shown in the image & are beautiful. 36 tiny homes would be installed on each side of each of the top 15 floors for a total of 72 tiny homes on each floor. There would not be a corridor, there would be a STREET! 


                               “A Neighborhood in the Sky”.  


Kids can ride their bikes & play on the street. People can stroll the street & meet their neighbor sitting on their porch! “Good morning George & Martha - you 2 are looking mighty fine this morning - have a good day!” WOW - meeting your neighbor! Unlike Liza Minnelli’s brilliant song “Ring Them Bells” about meeting her future husband in Yugoslavia, only to find out they lived right next door in their apt house at 5 Riverside Dr where they both lived for many years, but never met! At both ends of each street would be a large enclosed terrace.


The lower 5 floors of each HRTHNHB will have 2 Common Dining Rooms (up to 4,000 people in each HRTHNHB - 3 meals a day - 12,000 meals a day!) as well as a post office, banks, medical offices, administrative offices ++. Full facilities including a Town Square (Mr. Weiss “loves” Town Squares”) & all the facilities needed to make a good life for the residents of the HRTHNHB’s. There would be a hospital, movie houses, schools (Pre K through 12th grade) with places to get a HS Equivalency degree & a “Official NYC Certificate of Excellence” in the field of choice.  


This will enable that person to go out & get a job anywhere in the world! There will be baseball fields with stands, football & soccer fields with bleachers, tennis & pickle ball courts, gyms & indoor & outdoor pools. +++ - Life can be beautiful! Then you die! Oh well - might as well make the best of it while here. He offers the wise words of Woody Allen: “Live every day of your life like it’s your last - & one day you will be right!”

His concept for NYC would begin in “da Bronx”! Zoning would end there to allow developers to be able to move forward in acquiring vacant lots & homes for assemblages. The HRTHNHB’s would be built by the wealthy (there are about 1,000 billionaires in America), corporations & governments.


Many of the HRTHNHB’s will have each tiny home sold as a condo, so the initial cost of construction will be returned to the investor. 


For the homeless & the 50,000+ asylum seekers who now occupy about 500 hotels, the HRTHNHB’s would be built on inexpensive vacant land upstate or in cities, like Buffalo, that want that economic development. It is a NY State to require housing asylum seekers, but the law does not require they be housed in NYC.  


The Landlords of the 500+ hotels housing asylum seekers will not like this. As Mrs Flanagan sang in the musical “Annie”, they are on “Easy Street”. A full hotel, no advertising, they get full price for each room & are paid timely by NYC. Luv it!


This will free thousands of moderately priced hotel rooms for budget minded tourists - if Trump doesn’t scare them all away! Tourists SPEND, SPEND, SPEND! Good news for NYC. 


His 1st proposal is to build HRTHNHB’s all over America to house the approximately 30,000 homeless vets. The wealthy can give back to our homeless vets! He says he will not tell Donald Trump - he only “approves” of the military when he moves them into only Blue cities!


Weiss goes on to explain that some HRTHNHB’s can be operated in his 40 year old idea - Community Living Centers (CLC’s). CLC’s would offer an embracing environment for the homeless as well as the large number of “lost & disenfranchised” in America. Both psychological & psychiatric help would be available. If the disenfranchised in America, many living in dysfunctional homes, decide to go to a CLC HRTHNHB thIs will be a powerful alternative (& better one) than going out buying an AR15, going to a school or wherever, killing others then killing themselves - “going out in a ‘blaze’”. If they are so depressed & feel they have nothing to live for, they make the “decision” to kill!

“Mayor Donnie” began his “love affair” with NYC as an 8 year old kid. He is an only child of a single mother who grew up in St. Pete, Fla. His mom had a sister who moved to Mamaroneck, just outside of NYC, when she married. After school was out, she would drive him, sometimes with cousins, to visit her sister and Mr. Weiss’ cousin, Stuart, who was his own age (& became his “Guardian Angel”!)  


Weiss recants that his mom would take him to theater, beginning when he was 8! He remembers that they would park on the west side of 8th Ave and as they were crossing the street, he would say “Mom - they don’t have girls like this in St Pete” and she would be holding his hand, dragging him along saying “Come along, Donnie, come along! He remembers the first show we saw was Damn Yankees with Gwen Verdon. He says he was “hooked”! He says St Pete was a pleasant place to live & grow up, but he loved the energy and excitement of New York City.


As outlined above, he worked for, & partnered with an attorney to buy apartment houses. His 2nd purchase was a 60 family (24 four BR apts), 7 retail stores, 6 story elevator apartment building on the NE corner of Broadway & 151 St. He paid $125,000 with $25,000 cash for the entire building. He “worked” that building for over 30 years but lost it to foreclosure in 2008. He says he was “over leveraged” having a $16 million mortgage in 2008. He says “No one was saving you in real estate in 2008.”He had opened Sugar Hill Art Center in the building in October, 2001 (bad timing!). He says it was a major project costing him over $1 million. It consisted of 4 separate Galleries - Gallery Donald Weiss duplexing up to a 4 BR apt with walls taken down to create a gallery. Plus a 14,000 sq ft Roof Garden / Sculpture Park. It was open for only 1 year - not many people were going to Harlem to look at art after 9/11!

Weiss’ ideas challenge the traditional ways of thinking about housing, government spending, and social welfare, offering something both new and impactful.


His Community Living Center (CLC) concept was formulated when he lived in Netanya Israel with his family from 1984 to 1987. His ex-wife had cousins on Kibbutz Bachan which was on the eastern edge of Israel - only 15 miles from Netanya . The Kibbutzeem (plural) were developed as a idea when Israel became a state to create protection from possible invasion from Arabs living in the West Bank and to create a environment where the tens of thousands of Jews moving to Israel could live in Israel and have a free home and free eating in common dining rooms and work in a profit oriented business that would help sustain the kibbutz and their cost of living. He saw how beautiful life was for this poor population who had everything they needed - money was not important. They had a connection with the other members of the kibbutz. They had family. They had free housing. They had free food. They had free transportation. Life was beautiful. He came up with the idea that this would be a good solution for homelessness in New York City, and when he returned to New York, he was active and trying to pursue the idea, but after many years of trying, he got nowhere and has put it aside until recently when it has resurfaced.

The breakthrough moment in Weiss's journey came when he realized that his vision could go beyond New York City. “This isn’t just about New York. This is about America. This is about the world,” he shares. 1 - Defining neighborhoods with set boundaries & having City Council members represent specific neighborhoods. This will make governing NYC more practical. 


2. End zoning in "da" Bronx (give a Bronx Cheer) to build as many HRTHNHB's as possibel.  The tiny homes will be sold as condos to allow the current "poor"population (even a couple both working at McDonalds) to own a condo. With new US Gov't Bscked Mortgages, &0 down & a norgage paymett of approx $900/mo on a $100,000 mortgage @ 6 1/2% interest for 35 years - & almost all tax deductible! Wowie Kapowie Kazowie! "I'm in!"


3 - Create a “New Times Square” by making it a “Special District” to allow solicitation only by those sanctioned by The Times Square Alliance. What do “The Naked Cowboy”, Minnie & Mickey Mouse, Spiderman ++ have to do with NYC theater? Nothing. They can ply their trade on side streets. TKT agents dressed in Broadway show costumes can have hand held devices to sell same day TKTS &/or future sales at prices determined by each theater. There would be a 10 minute show below the bleachers South of the TKT office & just North of 1 Times Square every half hour.


4 - End opposite side of street parking! Go look at any place where the cars have moved & before sanitation comes and you will notice that there is NO GARBAGE on the street! Why inconvenience so many people to clean a street that is already clean? Tradition! Sort of dumb.


5 - End garbage bins. They are a pain in the ass! Different colored plastic 5ags would be used for different types of garbage. Small or large bags - ie: glass in green bags, compost in clear bags, etc. It’s all on the website DonaldWeissForNYCMayor.com


6 - Have large artistic garbage containers (each designed by contest) with as many as needed placed on the sidewalk with openings on the sidewalk side to put garbage in (in different colored plastic bags) & taken out by Sanitation on the street side. No more unsightly garbage bags lining the streets. Each could have seating, plants & flowers & bulletin boards for notices. They could be a place for neighbors to congregate!


7 - All NYC employees & MTA employees who work in NYC will get a 10% “bonus” when Mr Weiss is elected as a way of saying “Thank you for your service to NYC”.


8 - All teachers will get a 15% immediate increase in their salary & there will be semi annual contests to award 10 teachers “An Outstanding NYC Teacher” award to include a Certificate & a NYC Debit Card allowing charges up to $10,000. NYC should attract the best teachers in the world to create the best public schools in the world for “The Greatest City in The Universe (Mars included!)


9 - There will be free “child care” beginning with a 2 week old baby (for moms that MUST work) through 12th grade - to offer after school activities.


10 - Every school kid, beginning with Pre K, will go to a cultural event twice a year. Theaters & other cultural venues will offer performances by mostly young performers who would bechappy to have the opportunity to perform. They would be mornings & matinees on Monday, Tuesday, Thursdays & Fridays. “Mayor Donnie” wants to make NYC so desirable, all the world will want to move there.


11 - A complete overhaul of the rent laws including abolishing decontrolled apartments. People are entitled to know they can live in their ”home” without the fear that a landlord decides, arbitrarily, to not renew a lease. The idea is all on the website & will be good for all - tenants AND landlords!


12 - Move the boats on The Hudson at the end of 42nd Street & have The NYC Sphere, as well as a new high rise pier building with Las Vegas style show rooms. How many stars would love to have a “Permanent” show in NYC? Plus a pier building for 3 Cirque du Soleil shows.

I’m sure you’re saying this to yourself - "Who the hell is this guy  I never heard of! him"  He IS "interesting" & his ideas of High Rise Tiny Home Neighborhood Buildings (HRTHNHB's) & Community LivingCenters (CLC's) WILL, I agree (after reading the ideas - below), change NYC, America & the world.           

                                                                                                                                In America the change will come in a few ways:      


1. With the elimination of zoning in da Bronx (baby!), hundreds of HRTHNHB's will be built with some acting as CLC's.  This will allow the poor population who will move out of their large privately owned apts & NYCHA tenants to free up a huge increae inventory. of apartments. This should bring down rents until demand becomes so great to move to The New NYC because it is, in fact what "Mayor Donnie" promised. Existing rents will be set as is when all rent laws are ended (not to worry - read the idea below - it is aLL good! The world will want to live in The New NYC because It IS

There are 520,000 NYCHA tenants in 177,000 apartments in 335 NYCHA "Developments". Regarding my NYCHA to private condos is below (somewhere - seek & thou shall find"! There are over 2 million rental apartments in over 3.7 million rental units in NYC. 1.1 million are owner occupied & over 2.2 million.

Not bad for a "schmucky kid from St. Pete (Fla). And I WAS THE "Shmuckiest Kid in Azaelaville! - the 'hood I grew up in in St. Pete. I guess I'll get to that in hte book I am writing - Why Donald Weiss wasnt to be Mayor of NYC & How He is Changing the World with His High Rise Tiny Home Neighboehood Buildings idea that in many can tie into his idea of Community Living Centers.                                                         There are people in the world who do know me and I guess they all have different opinions for me but that’s how the world goes. I must say that pretty much all dogs like me because I was a dog in previous life - Arf, arf.

I remember when I was very young. I heard something that impacted me even as a young kid and that basically was a statement that said that great people have great thoughts average people have just a normal relationship and you know a thought process that is normal and some people are desperate in the way they think and the way they behave so I decided out of the three I would try to have great thoughts and I guess overtime I’ve had some of them.

Or probably my first great thought is when I moved to New York City and I’m looking at I’m saying isn’t it odd that there are no fast food restaurants here this is 1970 and I don’t think there’s even one in all of Manhattan or I wasn’t too familiar with the boroughs, but certainly Manhattan, where there are lots of people there were no fast food restaurants so my cousin‘s dad was an industrial designer and quite a renowned one. Actually he came up with the little girl Character from the Tropicana box and he has something to do with blah blah, blah blah blah blah blah, and he has an office in Manhattan on third Avenue and I was going to the office and sit down to type part and I happen to be very good at typing because my specialty in the Army was as a typist and I started typing a letter to the president of McDonald’s about how I thought it would be good business to be in a place with so many people well that letter went out, but I never got a response but fast food restaurants did start developing and Manhattan so that was a great idea and my cousin Stuart can corroborate my story because he was in his dad‘s office and was watching me doing the typing and I was telling him what I was typing.

I guess my next great idea I called community living centers and this came about when me and my ex-wife and our kids moved to Israel in 1984. It was quite a momentous decision to make that move, but I was in a financial situation having owned an apartment house that was pretty much run by the Super and the secretary, and I had an income of about $6000 a month so we sold a house in Great Neck that we paid 125,000 for a big four bedroom in Kensington and in 1984 we sold it for $475,000 so I even had some cash and my ex-wife had family on a keyboard in Israel. Many people don’t know where the keyboard is but it is quite remarkable when Israel was going to become a state the Israelis knew that there would be a huge influx of four Jews all over the world and they knew that they needed to Create a line of security along the eastern border of Israel, which faced the West Bank, where there were about 2 million Arabs living in villages mostly and who were not very aggressive against Israel, but under life it was tension so Israel came up with the idea of creating what was a unique concept called Ricky, Butts and Nikki butt is basically just a little village, where people have their own home It’s not big. It’s either one or two bedroom and my cousin’s keyboard called Bach on the children actually live in their children’s house so they love that they were with your parents in their home and spent today with them, but when they went to sleep that night, they go to the children’s house And lie for these poor Argentinians was really quite beautiful. There was a strong sense of community there was everyone eating in the common dining room so you are communicating with people all day long which is very nice. Communication is healthy and the profit or your business that this particular keeper was just making pleasure table clause, but they made enough money from that too pretty much support turkey boat and I guess outside contributions came in and it didn’t cost much to live because there’s no cost of housing. No cost of food no cost of transportation, but everyone I guess got a weekly your monthly stipend. I never went to that with And my ex-wife’s cousins, but I love going to the keyboards and we had decided on living in a community about 4 miles south in Natania, which is about 20 miles north of Tel Aviv on the Mediterranean coast Tanya is at a place where there are cliffs so it’s really quite beautiful and you get to the beach you either drive down or you take a staircase down and after doing much research, we had settled on a community just at the south in Tanya called Vermont Pol And it was a community of about 50 single-family homes and I’d say probably 100 townhomes that were connected in a very clever way in a V shape so that everyone had a nice back patio with the wall of the townhouse next to them as one side of the patio on the other side of the patio is basically open and we had a nice four bedroom duplex with a Kitchen and a bathroom and a big living room dining room with the sliding doors that went out to the patio and we were on the northern end of the community so there was a road going east west and across on that was mostly open fields that was called carry out Notis and there was some building zero that seemed also to cater to a poor population, I’m just saying that because that’s where I may live, but I’m not sure.

My ex-wife was a real go-getter in terms of organizing social events. When we lived in Great Neck they call her the pearl Lester of Great Neck. She loved to throw a party and she was really good at it and people love to come to our house and we made lots of nice friends in the neighborhood . Great Neck at the time was about 80% Ashkenazi Jew, which produce from Europe and there were Sephardic Jews, who were from Iran or or another Sparta country and we decided to move there because it was a lovely community mostly Jews that was very close to Manhattan the train only took about 25 minutes to get to the city and there were lots of synagogues and some big beautiful homes in Kings Point and this is the Westernmost town in the area of Nassau County called the North Shore, which was an area that was originally big mansions from people in Manhattan who would have a place for them to go that was close by but very bucolic that’s where the great Gatsby lived. It is the area now called Manhassett or maybe it’s Fort Washington anyway it was directly to the east of the Peninsula of Great Neck, which is now the incorporated village of Kings Point and a home in Kings Point today can sell for 30 or $40 million particularly if it’s on the order overlooking the Long Island sound we had a wonderful family life in Great Neck and my mom will come visit and stay with us in Florida and mom and dad will come up and stay with us and we love going to Scobie‘s diner which is now a coffee House on the corner of Northern Boulevard and blah blah and they had great hotdog there and I think they’re only a buck Scoby has always packed and you always have someone you know it was sort of like going to a club, but that’s history

We had gone to Israel in number times to decide where we wanted to live and we had a very interesting experience on our first trip. Yup - That’s my promise & with everyone’s cooperation it CAN (like the Can Can directly from the moulin Rouge in Paris) & WILL (like Will Conroy, who my cousin Jan‘s daughter, Stacy married they met a college and he moved to St Pete because all of Stacy‘s family was there, and he started in the real estate business and now is quite a big marker. He built with his firm the apartment condo called the Nolan, which is very tastefully done and they are active in a lot of major projects in St Pete and he bought a beautiful big home on Snow Island overlooking Tampa Bay. They are three lovely kids and I think Life is good. He was not Jewish but he converted and did everything else that are good Jewish boy does I won’t go into that, but maybe you can figure it out.

Anyway, back to my fire is on the side of the road story so we were told that it was a holiday of like bummer and the Jews love celebrating their holidays because what’s more fun than a good celebration and being together with family and then if it has some religious significance in, it actually becomes something meaningful on many levels and I guess that’s part of the beauty of Judaism is that this community Shares in so many wonderful things but Judaism really is just a group of people who decided they wanted to follow the Old Testament the books of Moses that was given to us by Donald Trump who claims he was the original publisher and writer of the Old Testament. Well, you know how he likes to stretch the truth and this is a big one, but you know, everyone just loves his lies And he does know how to dance too YMCA better than any other president I mean, I think someone better do a Youtube of all the presidents dancing to YMCA. I’m gonna have to figure out how I can get that one done. I don’t know I’m busy with other things, but if anyone wants to pick up on that idea, I think that would make a really cool video Watching George Washington dance to YMCA and then all the famous presidents and then of course Donald Trump our “Dicktator in Waiting”. 

When we got to the key, but I was impressed because it was just so pleasant, beautiful trees and plants and flowers and all little one story buildings with little homes and the big dining room common dining room where you go up and fly the stairs I don’t remember what was on the lower floor, but probably it had 200 seats at All long tables and I guess we went there first and need a common dining room and I was just pulled over by the experience of the community in the pleasantness of saying a lot of people and being introduced neighbors and then going back to their small One bedroom, single-family home and sitting in the living room and having coffee and dessert and getting to know the parents, there were two brothers and their wise and family and it was just a very warm, embracing terrific experience and had a major impact on me and how beautiful life can be even if you have no money.

We took a taxi back to our hotel that was right on the cliff at the western edge of Natania. I think it’s still there. I’m going to go to Google maps and see but a room look to the south overlooking the cliffs and the Mediterranean and it was really quite nice . A friend of Vans had told her about this community called my leg. I guess they knew someone who lived there and we went to check it out and we thought this was the perfect place for us to live the beautiful townhouse. There was only $550 a month and it was a community that only had one road entrance Into the nice group of homes and townhouses with a beautiful swimming pool and tennis courts in a little café and like a small stand, selling pastries, and candy overlooking the Mediterranean, I’m saying this is pretty nice. We didn’t have one of those in Great Neck. 

So we signed a lease and renew the date we were arriving in Israel and we couldn’t move into the house for about two weeks till after we arrived so and the brilliant Bala boost that she is arranged for a eight or nine day bus trip touring Israel.

I am a Senior myself - 78 - TYVM. I have been rich most of my life - not Rich Rich, but very comfortable financially! I owned a nice inventory of NYC real estate since I moved to NYC from my hometown, St. Pete, Fla. in 1970. More of "My History” is somewhere below. 


I bought an apartment house on Broadway & 151 St in Manhattan (NE corner) in 1975. It is 60 apts (24 4 bedrooms), 6 story elevator with 7 retail stores. I paid $125,000 with $25,000 cash! 


Apartment houses were not an asset then - they were a liability. Everyone was loosing money - many tenants had Rent Control (from WW II). Everything was BAD in NYC - rampant crime, prostitution, open air drug dealing, pollution, garbage everywhere, NYC was on the verge of filing bankruptcy & the middle class was fleeing as a huge welfare population was moving in! 


If you owned an apartment house, or even a small multi family building,  you were loosing lots of money every year, with no prospect of things getting better - “Time to sell, sweetheart! But there are no buyers & we are loosing $3,000 a month. We’re running out of money! I know - let’s tell the tenants they better get out by Saturday night because there “might be” a fire!”  Yup - so many buildings were torched to get insurance money & end the cash drain.


I was a kid working for an attorney buying apartment houses then. I had a car from my dad. I drove all over NYC looking at property & saw so many burned out buildings - mostly in Harlem & the Lower East Side in Manhattan - But ALL of the West Side of Manhattan was considered dangerous! 20% of Brooklyn was burned & “The Bronx is Burning!” (A book about the “burning of the Bronx”. It was a mess!


I also bought 5 brownstones in Harlem. I created Sugar Hill Art Center (4 retail store galleries & a 14,000 sq. ft. Roof Garden-Sculpture Park) in my apartment house  on Broadway & 151 St with the Grand Opening October 12, 2001 (bad timing! - more on that below), 

                                                                                                                             But “stupid me!”, I thought I would always own Real Estate & I never got an IRA or any retirement account. By 2008, I had a $16 million mortgage on the 151 St apartment house. I was “over leveraged” & no one was “saving you” in real estate in 2008. I lost everything & went from “rich” to my new economic status I call “Upper Poor”. It’s not all that bad!


I did have “a good ride” though! Sometimes I’d leave a mortgage refinancing & have a check for $1.5 million! I’d tell my ex wife “I had a very good day today, sweetheart!”


Nothing like a $1.5 million check to pick up your spirits. I owned Picasso’s & Chagall’s. I bought a beautiful home on Mulholland Dr in LA. 


I live by Woody Allen’s brilliant words “You’ve got to live every day of your life like it’s your last - & one day you’ll be right!”

My concept is that High Rise Tiny Home Neighborhood Buildings (HRTHNHB’s) should be built all over America. I believe, in time, this concept will be used all over the world to house the homeless & poor! 


NYC has about 270,000 homeless & people living in shelters. America has about 780,000 homeless - 1/2 are in hotels! Crazy, No?

The idea in America should begin by housing the 30,000 homeless vets.

Many HRTHNHB’s & HRTHNHB CLC's can be built in “da Bronx” in NYC - it will be much easier when zoning ends in NYC. Let the locals decide if they want the proposed change in their neighborhood or not! Zoning Prevents natural change! More on that below. Rows of houses could then be purchased to build these HRTHNHB's.  Throughout America they can be built on vacant & inexpensive land &/or in cities & towns that want them.  


There are over 900 American billionaires. Each one should be “proud”, & feel obliged, to “give back to America” (No TY to Donald Trump - as if he would care anyway - or any Trump family member, except Jared Kushner & Ivanka Trump!) & pay for HRTHNHB's & HRTHNHB CLC's!


Each HRTHNHB will be 20 stories tall & after the tiny homes are installed, finished like the Eco Friendly buildings in New Clark, Phillapines. The image shows what the HRTHNHB’s will look like after the tiny homes are installed.  


The top 15 floors will have no walls on either side to allow the installation of 36 tiny homes on each side for a total of 72 tiny homes on each floor. 


There will be no corridor, but there will be A STREET. It’ll be “A Neighborhood in the Sky”! At the end of each street will be a large enclosed terrace for gathering of residence of each Street in the "Neighborhood in the Sky".  

                                                                                                                           Who will write a song with the title "Neighborhood in The Sky"?  Elton? JLo? - She SHOULD - She's from "the hood"! Bronx born & bred! (Many famous people were - ask Mr. Googe!) Beyonce? I know - Babs - Yes, Barbra - this could be your final classic. Let's have a contest & all will be sung on America's Got Talent & Simon Cowell will  announce a winner!


Maybe Elon Musk will create & sing his own version! He was great when he sang on America's Got Talent & his son "X" could be the new male Judy Garland!


Maybe Elon Musk WILL help the 2 million starving & homeless Palestinians. I have told him in emails (no response) that  "It will look very good on his resume!"       

                                                                                                                       Maybe Elon Musk will forget about his girlfriend on Mars & work on cleaning up the oceans here on earth.  There is time for her later. Be a good boy! 


Most tiny homes will have 4 bedrooms - 2 in the front back & 2 in the back. There will be a side entrance. There will be a bathroom, a kitchen (with a microwave) & a table. But all eating will be in Common Dining Rooms on the lower floors. Each tiny home will have a porch in the front. The floor plan is shown.


Each bedroom will have a 3/4 size bed on a open platform - for storage (it takes double sheets), an easy chair (with many varieties to make each room as unique as possible), a dresser, a small desk & chair & a wall hanging rod for clothes.  


(This is the exact layout of my BR in my 1st apartment in NYC. It was a 3 BR duplex at 210 E 83 St. My share of the rent was $80/mo!)

They will 20 ft wide & 30 ft long (+ the porch) - 600 sq. ft. 1 or 2 bedrooms in the front can be eliminated or families.


They will be built as:                                                                                                1 - Condos. This will serve 2 purposes:

a - Allow the “sponsor” to get the cost of construction (& furnishing) back. 

b - Allow the purchaser to own real estate they can afford & start building equity! 

*There will be US Government Backed Mortgages with $0 down (most will afford that. Even closing costs can be added to the mortgage.  

* If a tiny home costs $80,000 (furnished), the monthly cost @ 7% interest on a 30 yr. mortgage is $532/mo! 

* RE Taxes would be abated for 5 years

* There would be the common charge for common electric & management 

* There would be a monthly “food cost” for eating in one of the 3 The Common Dining Rooms on the lower floors. 


2 - As “rentals” for those who can not or do not want to buy - few will be rentals as the “cost” to buy is so reasonable.


3 - As Community Living Centers. These would be for:

a - The homeless

b - “Wayward” youths & others who want to live in an embracing environment. CLC would offer:

* Psychological care

* Those capable of working would work in food prep for the dining rooms or a profit oriented business - a call center, "air" farming, cottage industries +++

*A monthly stipend will be given (with more money to those “working”)

* Places to get a HS equivalency degree, an Associates' Degree or a  


                            “Certificate of Excellence”   


in the field of their choice - a butcher, a baker, a candlestick maker!. Or an electrician, a plumber, a computer programer - many choices will be available. This will enable that person to get a well paid job anywhere in the world.


Some CLC’s would be “Caring For” CLCs for those who need help. 

ALL HRTHNHB’s will be finished off as Eco Friendly buildings as shown in the image. They are beautiful & help the environment!


Each 20 story approximately 4,000 people who will living there so food prep is important. You can't call DoorDash! My idea is to have frozen style meals that will allow the person to get a ziplock bag to take “home” anything not eaten. Drinks will be small box style with a straw. All black plastic bottoms will be recycled & washed & cleaned for reuse.


For my idea for Creating a Palestinian homeland, I thought Elon Musk would be the perfect one, but I had sent out the information to all of his Tesla and SpaceX Web sites emails and to others who might have a way to contact him.  I never heard from him or anyone. I guess he’s busy singing on America’s Got Talent and getting 2 million starving and homeless Palestinians into housing just does not have any interest to him Go to your room, Elon, & stand in the corner for 10 minutes - no phone!


So then, I decided that China would be a good partner, with Israel, to build the High Rise Tiny Home Neighborhood Buildings to house the 2 million starving & homeless Palestinians. I wrote a letter to Xi Jinping, the President of China & went to Manhattan Friday (8-22-25) to try to give it to The Chinese Embassy to the U.S. & The Chinese Ambassador to The UN &  get the email address for all the Ambassadors for the member nations.


The guard at the Chinese Embassy said there was no admission & he could not take a letter. I asked for an email address & he said he did not know it & it was “time for me to leave.” I told him the reason I was there but “No way, Jose’”.  


At the UN I was denied entry & when I asked if I could get email addresses for member nations I was told “No - I have to find them myself."  Oh well, I tried.                                                                                                                         I got exhausted walking around Manhattan & realized it is time to change my "exercise routine". It is "Laying down on the couch & getting off the couch, then laying down on the couch & getting off the couch". It may be in the Olympics one day! I will win for sure - I have perfected it! 


The only good part of that “adventure” was the wonderful talk I had with Deacon Arman at The Armenian Orthodox Apostolic Church at 630 2nd Ave. I love photographing churches & this one was most unusual. It had a stark contemporary style in the interior. It was built in the early 60’s by a group of wealthy Armenians!

Since Elon Musk showed no interest in the 2 million homeless & starving Palestinians I decided to "ask" Xi Jinping. the President of China! They all flew to New York to sit in the Carnegie Hall Orchestra. There are books & documentaries on that concert. She had finished making 40+ movies for MGM & WAS the highest paid, most popular & most beloved movie star of her day. Why? 


You never hear a song that’s less than wonderful and she was a real real person. She had a serious addiction to pills that impacted her throughout her life. She performed in her parents Vaudeville house beginning at about the age of eight with her 2 older sisters. They wer known as "The Gumm Sisters".  

                                                                                                                                   Her mother started giving her uppers and downers, but at that time the pills were new, everyone was taking them (& loving them). No one knew that they were dangerous. Then when she was hired by MGM, at the age of 13, Louis B Mayer, the President of MGM, said "Sweetheart,  you’re only 4 ft 11 - if you put on weight you’re going to look fat in the movies - take these pills!          

                                                                                                                              So now she was taking 2 sets of pills and she became seriously addicted. Sometimes she wouldn’t show up for filming, but they had to put up with it because she really supported MGM with all the money she made. 

   

My favorite story is her 3rd husband, Sid Luft, went to get her at their hotel. She was opening that night at The Palladium Theater in London for a five week run. When he went to the hotel room, there she was lying on the living room floor passed out from an overdose of her pills. He picks her up, puts her in a cold shower, gives her Chinese food & drives her to The Palladium.      

                                                                                                                            The reviews the next morning were "Judy Garland is always marvelous but last night she was better than marvelous. She was a dream - One of the best concerts anyone has ever heard! We all love you Judy! That’s Judy Garland - passed out from "her" pills then Marvelous!

Interestingly enough the Chinese are in favor of creating a Palestinian Homeland and the Israelis are not.  This is what Mr. Google told me:

I don’t know what happened to Benjamin Netanyahu. I guess he just sort of lost his mind & forgot The Ten Commandments!! Killing over 60,000 Palestinians for what? I’m not too sure - it’s certainly not a Jewish value to kill others - unless they have attacked you and you are retaliating & defending yourself. I hear on the news "the war in Gaza. Who is this "war between?


The attack on the kibbutz in Israel was by Hamas. They are a terrorist offshoot of the Palestinians in Gaza. They do not represent Palestinians. The Palestinians know once Hamas overtook the government, they gave no money to them & used the money that came in for themselves & to build tunnels & rockets to attack Israel. 

 

Israel also "won" Gaza after the 6 Day War - ALL the Arab countries surrounding Israel attacked & in 6 days Israel defeated them all. It "won" Jerusalem (after the War of Independence in 1948, the Arabs took East Jerusalem, which includes the Old City, & desecrated the synagogues & moved farm animals into them.) Israel now has possession of East Jerusalem & allows, & encourages, all religions to have their places of worship & to pray as hey wish. Just, please, leave us alone.    


Since, Israel now has a long standing peace treaty with Egypt & Jordan. Israel also "won" the Sinai, which it gave back to Egypt, The Golan Heights & Gaza. There were 30,000 Jews living in Gaza & they had a wonderful relationship with the Palestinians. Israel decided, as a gesture of good faith, to give Gaza to the Palestinians. Terrible decision - soon Hamas overtook the government.


At The Camp David Accords in September, 1978, before there were Jews living in The West Bank, Arafat was offered 90% of what he wanted to create a Palestine Homeland there. He turned it down/1 Why? He took much of the oney that came into the PLO & put it into his private Swiss Bank account - his wife lived in Paris & liked nice clothes & jewelry. He was Not giving up his "cash cow" for Peace - No Thank You!

There was, & is, plenty of vacant unoccupied land. The Jews did not "take" land from the Palestinians. Jerusalem, which protrudes like a thumb into 

The West Bank) is directly to the West of "The West Bank". If someone worked in, or just wanted to live in Jerusalem, a 2BR is about $800,000!

Gilo began developing right next to the Eastern border of Jerusalem & a 2 BR there was about $200,000, I grew rapidly &  now has about 50,000 

residents.. No outdoor shopping in any Jewish "settlement" - too dangerous! Only malls!


The Arabs started attacking & killing Jews in the settlements. It is a "time honored" tradition to kill Jews - Hitler perfected it!  The Jew said "We don't like being killed - we love our kids & family - we better build walls around the settlements to protect ourselves"!  "APARTHEID APARTHEID"! was the cry - "Those f. king Jews"! NO - it is not apartheid -  it is protecting ourselves from being killed. Oh - no matter, Mr & Mrs Jew - you are better off dead. Road blocks were created to make sure Arabs were not traveling to attack a settlement & KILL. More calls of APARTHEID APARTHEID! No, we just don't want to get ourselves or our family killed. So you will just have to deal with it until the Jews & Palestinians learn to live together & respect each other. In time - Rome was not built in a day!


Donald Trump has announced that he is canceling all national funding, including to Ukraine, which Zelensky has said that if he does not get funding from America that Ukraine will likely go to Russia!   

 

Trump has said though that he will continue funding Israel and Egypt! I don’t know, maybe Trump and Netanyahu just want to have all the 2 million Palestinians dead or have them all move to Boca so they can “develop” this very valuable land on The mediterranean

During the October 7, 2023, attacks, Hamas militants assaulted numerous kibbutzim and other communities in southern Israel. Some of the most heavily affected kibbutzim include: 

  • Be'eri: One of the hardest-hit communities, with over 100 residents killed and many taken hostage.
  • Nir Oz: A small kibbutz where nearly half of the population was killed or kidnapped.
  • Kfar Aza: A community near the Gaza border where militants massacred residents.


I find the circumstances "suspect". I read Israel actually knew of the planned attacks but it took the Israeli Army about 1 hour to get there - it is about 20 minutes away from were they were based!  On the news now they talk of "The war in Gaza"  But who is the war with? Hamas, is only a radical offshoot of the Palestinians. 60,000 + killed - "Shame on you, Benjamin Netanyahu!


The HRTHNHB’s & HRTHNHB CLC’s will change the way America, & the world, lives!  Will someone nominate me for a Nobel Prize - I could use the $1 million it comes with. Finally I can do some traveling again. When I am elected Mayor of NYC, I will travel the world to promote tourism & encouraging people to move to NYC. NYC WILL become the favorite place to live in all the world when I get to do all I plan to do!

My ideas & plans are below:


* Give an immediate 10% bonus of the annual salary to all NYC employees - A "small way" for "Mayor Donnie" to say Thank you for your service to NYC - We love you!


                                          "A New Times Square"


* Make Times Square a "Special NYC District" where ONLY those sanctioned by Broadway, Off Broadway & any NYC entertainment venue (with a permit), can solicit in Times Square - “TKTS NYC Handlers”. They will be in costume. There will be a 10 minute "show" every 1/2 hour - 1 just below the stands at 47th St & the other just North of 1 Times Square. The TKTS NYC Handlers will have hand held devices to accept payment & give the customer a bar code or QR code. Theater can decide how they want to sell tickets - discounts all the time - only that day or including full priced tickets anytime in the future. This will make Times Square about theater & increase theater (& other NYC cultural venues) ticket sakes dramatically!


Bye bye Mickey & Minnie & The Hulk & The Naked Cowboy (he should retire to Boca). They will all be able to "ply their trade" on side streets - but not 42nd Street (from 1/2 way East from Broadway to 8th Ave- a vital part of the "aura" of Times Square.)


* Have teacher contests to give the top 20% of NYC teachers a 20% increase in salaries - "Top teachers of NYC" - We want to attract the best teachers in the world to come to NYC so NYC will have the finest public 

schools in the world

Tiny Home NMY BIGGST BESTES, ABSOLUTELY MARVOLOUS, IDEA - For NYC, For America & For the World!  It will change the way the world lives & houses the homeless.                                                                                                 America needs to begin building my idea I call High Rise Tiny Home Neighborhood  Buildings (HRTHNHB's) - explained below. They WILL:                                1 - Get the approximately 30,000 Homeless Vets  off the streets. Shh - We won't tell Donald Trump! 

2- Be built by The Billionaire Class (to "Give Back" to America") Is that WOKE? Does that mean it's Bad. I am so confused, Oklahoma (great Broadway show & movie - just put it on youtube - The show or the movie - I'm going with the movie - Gordon MacRae is good "eye candy" & eye candy is low fat - perfect 4 me!

Philanthropists (& wealthy corporations) will for them - "The Brad Pitt Jennifer Aniston Community Living Center for Previously Homeless Vets" - thanks, guys! Only 8,000 tiny homes & 30 HRTHNHB’s! 


They should be built all over America as the tiny homes can sell as condos. This has 2 significant advantages:

1 - The kind Billionaire or Corporation will get the cost of construction & the tiny homes back by the sale of the tiny home condos!

2 - The Federal government, under President Gavin Newson, will offer Government Backed Mortgages with 5% down payments.

4 - Some HRTHNHB's will be Community Living Centers (CLCs). That idea is expained - not sure exactly where will check it out & report!  But they will be places for the homeless to go & can be a "safe haven" for all the d


* Offer the poor $25,000 to move! They are not obliged to take the money, but many will make the decision to take the money & leave NYC because it is in their interest. “Sweetheart - what do you think? $25,000! We’ll never see money like that ever again. We can go live with your sister, Pearly, in Tuscaloosa. We’ll be ok there & maybe we can even buy a small house or a condo using the money as a down payment. Let’s pack right now.”  A contract will be made with the money sent to the prior tenant after it is confimed they have vacated their apartment. The lock will be changed by NYC Police with confirmation. If it turns out they return, the contract will have liquidated damages of $200 per day for each day they remain in NYC. This will become a money judgement.


* A massive improvement in the "Quality of Life in NYC - How? By:

A massive population shift. Other candidates say "We must reduce crime,  open air drug dealing & homelessness. OK - Will do! Think about it - who commits crime? The poor! (& Our President!) - Who are the murderers? The poor! Who are the rapists? The poor - mostly (And Our President!); Who are the "Open Air" Drug Dealers - The poor (The others have it home delivered!) 


Now you see, the "Quality of Life" will be so wonderful when NYC does not have 25% of its population as poor. Nothing against poverty but it DOES NOT BELONG IN NYC!


I was in Manhattan a few weeks ago and I must’ve seen 50 people sleeping on the sidewalk or on benches. I saw so many people opening doors with cups in their hands. I saw groups of what look like a very unpleasant people hanging out together in the small park medians on Broadway, This is not the environment that makes people feel comfortable. People feel most comfortable with others who are similar to themselves, not by skin color, but by the way they carry themselves and behave!


Who opens store doors with a plastic cup in their hand? The poor! Don't get me wrong - I have nothing "against" poverty - I just want them to choose someplace else to live by accepting the financial offer to move! $25,000!  The most expedient way to greatly reduce homelessness is to offer $5,000 to a homeless person who has a friend/relative pick them up with an agreement signed by the 2 that if the homeless person should be found back in NYC, the "friend/relative" will be subject to a $10,000 fine as a legal monetary judgement. 


Another "alternative" for poverty (& homelessness) is My High Rise Tiny Home Neighborhood (HRTHNHB’s) Community Living Center (CLC) idea is the same as presented in the 1st section, above in my idea for a Palestinian Homeland. They would be built on inexpensive vacant land &or o cities & towns that want them. They would be an expensive & time consuming.
